Fees & Protection
Last updated 31 October 2026
This page sets out our fees and the schemes that protect landlords and tenants who work with BNS.
Landlord Fees — Full Property Management
Our full property management fees range from 10% to 20% of monthly rental income, inclusive of VAT, depending on the property, management requirements and agreed scope of services.
No additional landlord charges apply.
All applicable fees are confirmed in writing before management commences.
Tenant Fees
Under the Tenant Fees Act 2019, the only payments a landlord or letting agent may require from a tenant in England are those listed below. Not every payment applies to every tenancy: any that apply are set out in the tenancy agreement.
- Rent.
- A refundable holding deposit to reserve a property, of no more than one week's rent.
- A refundable tenancy deposit of no more than five weeks' rent where the annual rent is below £50,000, or six weeks' rent where it is £50,000 or more.
- A payment of up to £50 (or reasonably incurred costs, if higher) when the tenant asks for a change to their tenancy.
- Default fees set out in the tenancy agreement: interest on rent more than 14 days late, at no more than 3% above the Bank of England base rate, and the reasonable cost of replacing lost keys or security devices.
- Utilities, communication services, TV licence and council tax, where the tenancy makes the tenant responsible for them.
All other charges are prohibited, including fees for viewings, referencing, inventories or setting up a tenancy, and we do not charge them.
Tenancy Deposit Protection
Where BNS is responsible for arranging tenancy deposit protection, deposits are protected through the Tenancy Deposit Scheme (TDS), in accordance with the applicable tenancy requirements.
Tenancy deposit protection is separate from client money protection, described below.
Sales Fees
Fees for selling a property are agreed with each seller in writing before we begin marketing.
Client Money Protection
Client money we hold is protected by a client money protection scheme. Details of our membership are available on request.
Independent Redress
BNS is a member of The Property Redress Scheme. If you are unhappy with our response to a complaint, you can refer it to the scheme, and you can confirm our membership with the scheme directly. See our Complaints Procedure.
